For smaller projects, typically anything that qualifies as "minor work" under NJ construction code, we offer free basic design services including sketches, renderings, and material selection. 

For larger projects, such as additions, new construction, or other "major work", a full design consultation starts at $4,500. This includes sketches, material selection and cost estimates, timeline estimation, "fair" bid selection guidance, and up to 15 drawings/renderings. Stamped and sealed architectural drawings are an additional $10,000 or more. Stamped and sealed surveys and topographical drawings are an additional $2,500 or more.  Permit application fees typically are charged as a percentage of the project cost and are paid to the township when you are ready to build. From start to finish, the total cost of the planning phase (design, drawings, permit submission packet) of a project will typically range from $8,000 to $25,000.
